This year's forum centered on the core theme of "WAKE UP", directly addressing the critical juncture of China's real estate asset management industry transitioning from "high-speed growth" to "resilient survival". The forum highlighted that the industry currently faces the dual challenges of oversupply in existing assets and anxiety over new growth, while simultaneously needing to seize new opportunities such as REITs expansion, ESG standard application, and technology empowerment. By reconstructing the synergistic mechanism between capital and operations, the aim is to activate the value of trillions in existing assets and drive fundamental innovation in the logic of urban renewal.

In its address, DoBe Group stated that China's real estate industry has entered a period of value reconstruction and transformation, where asset management capability has become the core engine determining corporate survival and high-quality industry development. Taking Shanghai as an example, recent residential optimization policies and commercial building renewal enhancement policies provide policy guidance and institutional safeguards for the industry by revitalizing existing assets, promoting functional composite transformation, addressing high vacancy rate challenges, and supplementing the rental housing market. Against this backdrop, the Asset Management Branch of the Shanghai Federation of Industry and Commerce Real Estate Chamber of Commerce was established to build a communication platform for developers, operators, financial institutions, consulting firms, technology companies, and professional scholars, promoting industry exchange, standard setting, and innovative development.

The Branch will focus on advancing work in four key areas: strengthening policy research and market insights to help enterprises grasp regulatory directions and innovation pilot opportunities; promoting the practical implementation of initiatives like REITs, project mergers and acquisitions, and cross-sector cooperation to facilitate efficient alignment between capital and assets; advocating for operational standards and digital transformation to support enterprises in cost reduction, efficiency improvement, and low-carbon development; and serving as a bridge to reflect reasonable industry demands and participate in policy optimization and market development.

This forum provided a practical opportunity for industry exchange, with participants sharing experiences and exchanging ideas on critical issues such as policy, investment and financing, operations, and technology application. In the future, DoBe Group will focus on value creation, leveraging its full-industry-chain integration capabilities and ecosystem-building experience through refined operations and ecological construction. It will continue to provide professional solutions for urban renewal and industrial upgrading, contributing to the sustained and healthy development of the real estate asset management industry in Shanghai and across China.
