Recently, DoBe · Shenzhen Media Digital Creative Park (DoBePark) won the GBE Commercial Real Estate Awards 2025 "Best Urban Landmark Complex Award". Currently, urban renewal is undergoing a profound transformation from physical space renovation to industrial ecology and cultural value enhancement. As a revitalization project jointly developed by Shenzhen Media Group and DoBe Group, DoBePark provides a replicable model for renewing existing spaces. Its transformation originates from the "Shenzhen National Cartoon & Animation Industry Base", a site carrying urban memories that once witnessed the rise of Shenzhen's cultural and creative industry. Today, with digital creativity at its core, it achieves multidimensional integration of cultural heritage, industrial clustering, and urban functionality.

Cultural Heritage Power: Contemporary Expression of Lingnan Genes and Continuation of Spatial Memory

As a revitalization project of the Shenzhen National Cartoon & Animation Industry Base, this initiative carries urban memories from its very inception. Its predecessor was the old Shenzhen Television Station. Established in 2005 as a national cartoon and animation industry base with policy support from the Shenzhen Media Group, it witnessed the early development of Shenzhen's cultural and creative industries. During the renovation, the project opted not for radical reconstruction but preserved the industrial framework of the original building. The facade was redesigned with Lingnan-style white bricks, allowing the historical imprint of "Pengcheng Culture" to naturally settle into the space.

This design philosophy of "No destruction, no construction—repurposing the old to create the new" avoids severing ties with history while infusing the space with contemporary aesthetic appeal. Ecologically, the project created an outdoor green plaza spanning over 3,000 square meters, connecting cultural landscapes like "Sunlit Lawn", "Meditation Hill", and "Eco Treehouse", achieving a greenery ratio exceeding 20% to build a "micro-vacation destination at the park level". These interactive scenes extend beyond physical space, becoming a modern expression of Lingnan lifestyle—infusing the industrial park with the most "CHILL youthful energy", transforming culture from static display to dynamic experience, and achieving organic integration with modern life.

Industrial Convergence: Building a "Super Interface" for the Digital Creative Ecosystem

DoBePark reshapes the industrial ecosystem with a "One Park, Dual Cores" structure, establishing a "Micro-Drama Industry Incubator" and a "Greater Bay Area Digital Creative Public Service Platform" within the park, forming a comprehensive empowerment system from content production to technical support. Currently, leading enterprises such as Baoyibao Culture (producer of the hit drama "The Vast Landscape in My Arms"), EDG Valorant Division (world championship team), Lepin Digital Technology (game development and overseas expansion company), and Super Empowerment (MCN institution with a billion-level communication matrix) have successively settled in, creating a high-density agglomeration effect for the digital creative industry. For commercial amenities, brands like Starbucks, McDonald's, 7-11, SEPTEM COFFEE (first store in the Greater Bay Area), and Shundelao are planned to be introduced, forming a 24-hour "daytime creation, nighttime consumption" closed loop to achieve high-frequency interaction between industry and consumption.

The Shenzhen-Hong Kong collaborative layout further expands the industrial boundaries. The project establishes a Shenzhen-Hong Kong enterprise incubation zone and collaborates deeply with DoBeHub@West Kowloon, Hong Kong, a flexible workspace project under the DoBe Group, to build a channel for domestic digital creative enterprises to expand overseas. This "Mainland incubation + Hong Kong window" model transforms the park into a "super interface" connecting digital creative resources across the Greater Bay Area and globally.

Tri-Zone Integration: A Sustainable Urban-Park Symbiosis Paradigm

The tri-zone integration of "park production, district consumption, and urban empowerment" represents DoBe's groundbreaking practice in redefining urban renewal logic. On the production front, digital creative enterprises will reach an 80% concentration, forming a specialized industrial cluster. The consumption zone features youth-oriented commercial services catering to park employees and over 100,000 nearby residents, revitalizing regional consumption. The urban empowerment aspect addresses old-city parking challenges with multi-level garages, while shared digital art spaces distribute cultural, industrial, and recreational resources, creating a virtuous cycle of "enterprise investment benefiting the entire city".

Behind this model lies the synergy between policy and market forces. Since its inception, the project has received guidance and strong support from Shenzhen Media Group and the leadership of Luohu District Committee and District Government. Leveraging Shenzhen's "20+8" industrial cluster plan and Luohu District's specialized policies like "Ten Measures for Film and Television" and "Ten Measures for Advertising", the project provides comprehensive lifecycle services including landing incentives, operational support, and talent recruitment for settled enterprises. Luohu District has designated this as "Luohu Digital Creative Industrial Park" and "Luohu Advertising Industrial Park", with four digital studios creating an advanced integrated film and advertising production base using virtual shooting technology, further strengthening industrial support capabilities.

Against the backdrop of intensifying competition in commercial real estate inventory, the practice of DoBePark demonstrates the inevitability of urban renewal transitioning from "space development" to "ecosystem operation". Transition from single physical renovation to a three-dimensional integration of "culture + industry + urban functions". The true vitality of urban landmarks lies in their ability to serve as "active interfaces" connecting history and the future, industry and life, the local and the global. DoBePark is driving the upgrade of the digital cultural industry with new productive forces, providing a professional and practical model for urban renewal and digital cultural innovation in Shenzhen and the Greater Bay Area.
